Does the Golden Visa give me UAE tax residency?

This is a significant practical advantage, particularly for HNW families maintaining a multi-jurisdictional lifestyle. The Green Visa (5-year self-sponsored) is also exempt from the 6-month rule. Tax residency planning needs to account for this — being a UAE resident on paper is not the same as being a UAE tax resident.

The Real Estate Golden Visa route requires UAE-located property with a value of AED 2 million or more, with the value evidenced by a recent (typically within 90 days) valuation from an approved valuer and the title deed issued by the relevant Land Department. Key practical points: (i) the property must be either freehold or off-plan from an approved developer with at least 50% completion; (ii) financed properties qualify if the bank is an approved UAE bank and the borrower's equity exceeds AED 2 million; (iii) joint ownership qualifies if each owner's share value exceeds AED 2 million; (iv) commercial property qualifies; (v) under-construction projects with payment milestones can qualify subject to additional documentation.
