What this atlas does not capture

  • Side letters and master-developer commitments. Almost every community has unrecorded commitments between the master developer and sub-developers. These surface in disputes and rarely appear in the public Master Community Declaration.
  • By-Laws variations. Building-level By-Laws differ in pet policies, rental restrictions, modification consents, signage rights and short-term-rental permission. The atlas tells you the framework; the By-Laws tell you the rules.
  • Reserve-fund maturity. Older communities have built reserve funds for major capital works; newer communities have not. This drives service-charge variance even within similar-quality assets.
  • Dispute history. Some communities have a track record of contested General Assemblies, OA Manager terminations or developer claims — relevant for incoming purchasers and incoming OA Managers.
  • Master developer overlay rights. Several master developers reserve perpetual common-area approval rights (e.g. signage, retail use, hospitality overlays) that don't transfer at handover.

When you actually need to know the architecture

  • Buying or selling in a master community — confirm freehold status and any restriction-of-transfer terms before signing the SPA
