Tools · DLD Transfer Fees
Total cost of a Dubai property transfer — the 4% DLD transfer fee plus trustee, mortgage registration, NOC and brokerage. Same logic the DLD Trustee Office applies on transfer day.
The 4% DLD transfer fee under the Dubai property-transfer regime is calculated on the property price (or DLD valuation, whichever is higher). Custom is for buyer and seller to split the fee 2% / 2% — but the DLD treats the buyer as legally liable, and parties may contractually allocate it differently.
Off-plan units are registered in the Oqood register (4% Oqood registration fee) until handover, when they convert to full title deeds. Mortgage registration is a separate 0.25% of mortgage amount + AED 290 admin. The DLD Trustee Office charges AED 4,000 for transactions above AED 500,000 (or AED 2,000 below).
Brokerage commission is typically 2% of property price, paid by the buyer (sometimes seller, sometimes split). NOC fees from the master developer vary widely (AED 500-5,000+ depending on community and unit type). All fees and the 5% VAT on commercial properties are calculated in real time as you adjust the inputs above.
We handle full conveyance, NOC, transfer at trustee office, mortgage discharge and post-completion title.

The calculator calculates the total cost of a Dubai property transfer, including the 4% DLD transfer fee, trustee, mortgage registration, NOC, and brokerage fees. It applies the same logic as the DLD Trustee Office on transfer day. The calculator provides a comprehensive breakdown of the costs involved in a property transfer.
To use the calculator, simply input the property price, property type, mortgage amount, brokerage commission, and master-developer NOC fee. The calculator will then provide a real-time calculation of the total cost of the property transfer, including all applicable fees. The calculator is designed to provide an accurate estimate of the costs involved in a Dubai property transfer.
Yes, off-plan units are registered in the Oqood register and are subject to a 4% Oqood registration fee. This fee is applicable until the handover of the property, at which point the unit converts to a full title deed. The calculator takes into account the specific fees associated with off-plan property transfers.
The buyer is legally liable for paying the 4% DLD transfer fee, although it is customary for the fee to be split between the buyer and seller. The parties may contractually allocate the fee differently, but the DLD treats the buyer as responsible for payment. The calculator assumes the standard split of 2% for the buyer and 2% for the seller, but this can be adjusted as needed.
